What's been happening in Property Management and your wrap up of 2020?

What is happening in town:
There is currently 68 rental properties throughout Port and South Hedland available, 22 of those in Port Hedland and 46 in South. This is staying low which is great.
HPS - Whats been happening:
We have seen another busy quarter in Property Management, growing our portfolio by 15 properties, with 10 of those coming across with tenants already in them.
We leased out 16 properties this quarter with 25 lease renewals signed, majority of these signed with a rent increase to commence at the end of the emergency period in March 2021. With our increases we have seen some of our rents increase by up to 20% which we are all very happy about.
The vacancy rate for our agency is staying very low; we currently have 3 vacant properties as of December, with one of these not available until January and the other 2 advertised.
The government has announced that the Rent Relief Scheme will stay in play until after the emergency period end date in March 2021 to help cater for tenants who have been affected by COVID-19.
For tenants struggling, if affected by COVID-19 the grant scheme has been extended aswell, please see link below for that one.
I think we can all agree It has been a very strange year, I know as a company we have seen some big changes, we have grown with the rent roll we bought over at the end of 2019, seeing new owners and properties added to our management, we have also grown largely from new managements sourced around town. Between 01/01/2020 – 31/11/2020 we have gained 55 new rental properties, signed up 121 new tenants and renewed 79 leases.
We have seen our rent arrears drop down overall in percentage which is great. Our maintenance jobs have stayed steady; we usually have on average 90 jobs open, this includes quotes and work orders.
We have seen some of our owners decide to sell with the market throughout town improving which has been sad to see them go however we have loved welcoming our new owners.

We are growing as an agency and are excited to move into 2021.
Can you tell us more on how Sales market going in Hedland?

This last quarter has been very busy and as the year comes to an end, we have seen the property prices on the rise, especially in the second half of the year.
In this quarter the residential sales team have seen 10 properties go under offer. Four of these, didn’t even make it to the open market and they achieved close to asking price, asking price and above. One of these 10 were also done in conjunction with another agency, where we had a buyer for a property that another agency had listed for sale. It is always great when we can work together to get the best outcomes for all parties involved. We also saw 11 properties settle in this past quarter.
The median price in South Hedland is currently sitting at $225,000 as opposed to $210,000 in the last quarter. Port Hedland is at $515,000 as opposed to $470,000 in the last quarter. Furthermore, we have seen an overall annual increase of the median price in Port Hedland by a whopping $100,000. (Statistics from https://www.realestate.com.au *based of house).
The median house price in South Hedland has not statistically increased by the same amount, however I wanted to highlight an example to show that South Hedland has also seen a significant increase.
5B Carr Court, South Hedland sold for $195,000 in December. As with many other properties we have sold in this past quarter there was a lot of competition for this property. It was listed for $175,000 and we saw a total of 5 offers, most of them above asking price. This was within the first weekend of the property being listed, and we had all offers finalised by the end of the week.
5A Carr Court, South Hedland was sold through another agency in December 2019 for $130,000. Both properties were very similar in design and shares the same roof. 5A Carr Court was superior to next door, as all the external areas had been concreted and is much tidier. In just 1 year this property has increased in value by at least $65,000

What has been happening in the Commercial department?

Wow what a year for commercial, for the past 3 years there hasn’t been a lot of movement! However at the beginning of 2020 we could see a slight shift in the amount of enquiries that were coming through. Come March and the enquiries were coming in hot and fast. Those enquiries became strong results in the second half of the year. With 10 new commercial leases (to which most were done in the last 3 months) and 4 commercial sales in Port Hedland and Paraburdoo, things are definitely looking up for 2021. I have found that commercial prices are still quite low but with the vacancy rate dropping dramatically I can only see the prices improving.
Hedland Property Shop currently have only 3 vacant commercial properties left to lease with new managements coming in the new year, so watch this space!

South West of WA – where my family farm is.

The people are very friendly and the fishing is great.
What is your favorite part about your career?
Being able to help people find a place to call home. I also completed my registration course recently so I’ve learn so much in real estate which I have thoroughly enjoyed and I’m excited to be stepping in the Property Management team.
What inspires you to succeed?
My partner Zac and building a life with him.
What are you most passionate about?
Learning new skills & cooking.
What is your favorite thing about the Pilbara?
The amazing colours in the sunset are out of control in the Pilbara. Best sunsets I’ve ever seen!!! Also loving exploring places in the Pilbara I have never been to before; Karijini and Broome.

Quarter 4 helpful tips for tenants/owners/investors
We are in Cyclone season now which runs from November through to April. It’s time to think about what plan you have in place for you property if we go on Blue Alert. The main tips we can recommend to all our tenants are;
Remove all loose items from yards or tie them down.
Take down shade sails.
Trim tress of excess height and growth
Prepare you First Aid Kit.
Shelter pets.
Tie down bulky outside items; boats, trailers, caravans etc.
Refer to your TOPH Cyclone Information Booklet and Tenancy Handbook which is given to all tenants at lease signing.
Keep yourself updated on; the Bureau of Meteorology (BOM), DFES and Sate Emergency Service website.

Any specials being offered at the moment?
The rental management team are currently offering 2 months free management fees for any new managements and any current owners under our management who refer the agency with a new management will also receive 2 months free management fees.

What is the update on the West End buy back scheme?
WEST END BUY BACK
Pilbara Port Authority have created “Hedland Maritime Initiative Pty Ltd” who will be looking after the Buy-Back Scheme, and also developing the Maritime Precinct Plan.
Eligible owners will be offered:
The agreed market value of the property as at 6 August 2019 (indexed)
A premium of 35 per cent of the agreed market value
An amount of up to $20,000 for verifiable transaction costs.
Indexed meaning that the base price will increase with the market movement, however capped at 4% per annum. The buy-back will be open for 3 years.
Any owners that are interested in further information are invited to fill out an Expression of Interest form, and are then given an appointed panel of valuers to choose from.
We are following this closely, and are happy to help any of our owners that have got questions regarding the fair market value of their property in the current market.
What changes are coming to our office in 2021?
With the new year and growth in our agency we are seeing some changes in our staffing, especially for Property Management.
Lilly Elliott who has been our leasing and inspections officer will be stepping back into her previous receptionist and sales admin role as she prepares herself for the arrival of her baby boy in May 2021. Lilly will still be assisting where she can with property management until she takes her maternity leave.
Stephanie Wright, our previous receptionist and sales admin has completed her registration course and is commencing her role as our newest Property Manager on the 12th of January 2021. We are very confident Steph will be great in this role, she will work closely with Jemma while she gets to know you all and our tenants. Steph has shown great potential and is a very welcomed addition to our team in Property Management.
Breana Gambrell will be joining our team as a Trainee. We are excited to welcome Breana as the newest member of our team and to help her excel in a career in Real Estate, Breana will be commencing her Traineeship with Property Management however will move around the office throughout her traineeship.
