What has been happening in property management and in the overall rental market?

What’s happening in town:
Throughout Port Hedland we have seen the vacancy rate stay low, on average there are 58 properties advertised for rent across port and south Hedland which is very low in relation to previous quarters.
HSP – What’s been happening:
We have been busy in Property Management this quarter, focusing on some of our marketing material such as ownership and tenancy handbooks to hand out with new tenants and prospective owners. We have seen a very busy quarter for leasing with 32 properties leased. We have seen out average weekly rent amount increase again which is great.
The vacancy rate for the agency has dropped to under 2% which is great! We are still trying to grow our portfolio to keep up with the demand from prospective tenants, we have companies looking for executive style properties at the moment and there is not much on the market, if you have a property you would like an appraisal on please do not hesitate to give Jemma a call on 0429 200 452.
We have all been shocked by the government’s decision to extend the emergency period due to COVID-19, REIWA have emailed out to advise they are disputing the emergency period extension, please see link below.
We have had to regroup and adapt to this one, which we have. It will be interesting to see where our rental prices are sitting come March next year as having 12 months without rent increases will have a big impact on the rental market.

We took this property over as a new management from another agency, we were able to source a tenant without advertising due to list of prospective tenants we have through the agency. We were able to get the desired rent and a 12 month lease to secure this one. The property was leased with one week of a management authority being signed.
How is the sales market going in Hedland?

The real estate market in Hedland has well and truly started to improve over this past quarter! Port Hedland has been noted by Property Valuers Herron Todd White to be past the start of recovery, and we have been mentioned to be in a rising market in both their August and September reports.
This past quarter I have put a total of 8 properties under offer, with 6 of them listed within this same quarter. We had 12 properties that formally sold, and 7 new listings. So it has been quite a few busy months for me in and out of the office.
Stock is sitting very low with a total of 91 listings advertised for sale in South Hedland. 50 of these properties are being advertised as being under offer. So there are only 41 listings available for sale.
36 properties are advertised in Port Hedland for sale, with 10 marked as being under offer. That leaves 26 listings available for prospective buyers, which is quite a shortage given the amount of buyers that we have contact us for available properties.
The median sale price in Port Hedland is now sitting at $430,000, which is an increase from last quarter. There has been no movement in the median sale price for South Hedland which is still sitting at $200,000. (Statistics from https://www.realestate.com.au).

Quarter 2 tips & hints for tenants/owners/investors
- It’s time to give your air con unit filters a clean! Turn the air con unit off. Lift up the cover and pull out the filters. A great tip is to wash them in the shower. Turn the filter upside down a spray the shower over the filter to wash any fluff. Let dry in the sun. Once dry, slide filter back into air-con unit and clip the cover back down.
