We currently have 59 rental properties throughout Port and South Hedland available, 21 of those in Port Hedland and 38 in South, 11 of these have been marked as under application or approved application.

HPS- WHATS BEEN HAPPENING:

We have seen another busy quarter in Property Management, growing our portfolio by 16 properties.

We leased out 46 properties this quarter with 25 lease renewals signed, majority of these signed with an increase of at least 20% or more.

The vacancy rate for our agency is staying very low, currently at 3%

 

OTHER INTERESTING INFORMATION:

We have come across some useful information which we believe will be of good reference for some of our owners;

A Guide to Tenant Damage; We unfortunately may see damage to the premises when tenants vacate or during tenanted periods. There has been a document sent out which will help calculate any leftover value of an item damaged by a tenant supporting a claim of compensation for the damaged asset.

2. How is the sales market going in Port Hedland

According to REIWA – South Hedland ranks no. 1 as the suburb that has had the highest market growth in the last quarter by 64%. Port Hedland is also on the list as no. 9 with a growth of 40.8%

According to Corelogic the median value in Port Hedland as of August 2021 was $668,000. This is a slight decline from July where it was sitting at $695,000, however it is still a massive difference to the same time last year where it was sitting at around 510,000.

In South Hedland the median value is as of August 2021 was $366,000. This is slight increase from July where it was sitting at $361,233.85, and a massive change from the same time last year where it was $250,000.

We have been very busy for the last couple of months. A lot of our owners took us up on the offer to get a free sales appraisal at the new financial year so we have been very busy getting all the figures together. We have also seen a lot of other owners approach us for sales appraisal so the interest for selling has definitely been high, which is very understandable with the growth we have seen in Hedland for the past year.

As you can tell by the market reports we are still seeing a strong market in Hedland. We are still seeing properties going very quickly and some going above asking price, with only a week or less on the market.

We have some great new properties coming to the market very soon as well:

Residential sale property of the quarter:

We currently have some great properties on the market which are giving a strong return on investment. One of these is 7 Councillor Road in South Hedland Rural Estate.

The current rental return really says it all!!! Return on investment above 10%!!

Two properties, over 1 hectare of land and a total rental income of $2,300 per week. Both leases are in place for the next 12 months, with two corporate tenants.

The front house has been designed as the perfect workers accommodations. With 8 bedrooms, and 5 bathrooms most of the rooms offer their own private en-suite. It has been another busy quarter!!! Multiple new leases have been executed in Wedgefield and Port Hedland.

In this quarter I found that the enquiries and viewings have picked right back up. Inquiries for truck yards have

slowed down and people seeking retail spaces are in high demand.

7. What has been happening in the office at Hedland Property shop

We have also welcomed Katrina who is currently our sales administrator. She has showed to be very capable and is currently completing her sales registration with The Real Estate Institute of WA. So as soon as she is finished she will be moving into the role as our new residential sales consultant!

We will also be saying goodbye to our current residential sales consultant Victoria as she is having her last day at Hedland Property Shop on the 5th of November. Victoria has been with us for the past 4 years, and will be missed a lot. She has decided to take 12 months out of work to travel around in Australia with her partner and two dogs. We wish her all the best on her travels.

Katrina and Jim will be here to look after all of our clients whether that be needing a market value for their properties, enquiring about how the market is going or selling their properties.

We have also welcomed Amanda to our team in Property Management as a new Trainee, Amanda has settled into her role well and is picking everything up quickly.

Breana has completed her registration with us and is waiting for her certificates to be sent through, soon to be a qualified Property Manager, Breana has excelled throughout her training and we are very excited to continue to watch her grow in our company.
