1. Tips on buying an investment property – Terms I need to understand

CAPITAL GAINS TAX

In its most simplistic form capital gain tax will be charged on half of the capital gain you made, providing you have held the asset for more than 12 months, after allowing for purchase costs, selling costs, and any capital improvements costs incurred by you whilst you held the asset, as in the example below.

 

 

Capital Gains tax will be on half of the capital gain being $30,000 at your marginal rate of tax 32.5% = $9.750, 37% = $11,100 or 45% = $13,500.

But as with all taxation matters we do urge and recommend you seek advice from your accountant. Taxation rules can vary widely for each individual and the particular investment vehicle you use, ie companies, family trusts etc.

Where do I get the money for the deposit and shortfall?

This is a very good question. Most people who chose to invest are usually in the process of buying their own home and therein lies the answer. The banks, if you allow them, will take security over your first property and finance the purchase of your second investment, providing you have enough equity. If you choose not to use the equity in your first property then you are going to need a minimum deposit of 10% plus the in going fees. Short falls can be covered from:

 

 

The choice is yours. Most people can cover their shortfalls from their wages and see this as a forced saving. Remember the shortfall can be less than $100 per week.

What are my finance options?

With the extensive range of loan facilities available in the marketplace today there is a need to structure your borrowings as a real estate investor. You will need a lending institute that will allow you to expand when the time is right for your second, third and fourth property. A visit or contact with your existing bank may be the first step, however brokers seem to be taking a larger slice of the investment market. This may be because they will be able to select from any number of lenders, whereby you don’t have to stay with your own bank which will always just offer you their products, terms and conditions.

Our advice is to shop around as there is such a wide variance on interest rates, cross-collateralization, line of credits and redraw facilities, although we are not licensed finance brokers, we have been involved in investment selling for nearly forty years.

2. What has been happening in property management and in the overall rental market?

What has been happening at HPS in Property Management

We have taken on 20 new managements in the last quarter.  Our vacancy rate has jump up a little due to 15 of the new managements being vacant properties, however we are happy to say our vacancy rate has dropped in the last month.

The market is still improving from the last quarter. We are seeing rents still remaining at the slightly increased amounts which is great. We have also noticed with COVID-19, that companies are moving families to town due to the restrictions, which has been good for all rentals.

The average day, some properties on the market have increased slightly. We noticed enquires did drop a little over the last 2-3 weeks, however it has picked back up recently.

We have welcomed Lilly into our property management team as our Leasing & Inspections Officer and Tanya as Assistant Property Manager. We are very confident in our team and this shows with the growth we have already seen.

COVID-19 Response – Routine Inspections & Viewings

We have been advised Routine Inspections are still ok to go ahead. We will ensure our staff member follows strict health and safety guidelines such as; wearing gloves, keeping a physical 1.5m social distance, not touching anything which does not need to be touched and we will call ahead prior to us attending to allow you time to not be present if that is what you wish, we would prefer this.

You are welcome to be present at the house however, we would like to request if possible; could you be outside when we are inspecting the inside to ensure that social distancing is being kept. If all doors could be open and lights on, this will minimize the need for us to touch anything not needing to be touched.

3. How is the sales market going in Hedland?

Over this past quarter we have seen some major changes to the property market. Mostly over the last month of March with COVID-19 putting restrictions on how we do business.

That being said, I think it is worth pointing out that there are still buyers in the market to purchase and owners looking to sell. Yes, it is a time of uncertainty, but we all need to stick together and keep positive during these times. Port Hedland is still super busy business wise, and we are seeing lots of ships heading out of the Port full of Iron Ore.

Over the past three months we have seen a total of 16 Properties settling in Port Hedland and 48 for South Hedland. 1/3 in Port Hedland and 2/3 for South Hedland, which are the usual stats for the area.

The median sales price in South Hedland is currently sitting at $200,000, which is a slight decrease from the last quarter where it was sitting around $210,000. For Port Hedland it is sitting at $390,000, which is also a slight decrease from last quarter, where it was sitting around $410,000 – $405,000.

We have seen some big announcements from the Reserve Bank with the interest rate going down. Going into 2020 we were sitting at 0.75%. The Reserve bank then made a decrease to 0.50% on the 4th of March, and announced an additional decrease to 0.25% on the 20th of March.

4. Payment assistance during COVID-19

 Due to COVID-19 tenants and owners will be facing some difficult times. We will be trying our best to manage the next 6 months with compassion and understanding. If at all you have been affected financially by COVID-19 please contact our office and ask for either myself or Jemma. We will be assisting with payment plans and advice on what government packages are out there to help. We will however need a letter from your employer or ex-employer to state that COVID-19 was the reason that your job position is no longer available. I cannot stress enough that communication is key here so please call and let us assist.

Where are you from?

Denmark – I have lived in Port Hedland for the past 4 years.

What is your biggest hope for our town?

To see growth in the community. Port Hedland is such a great town and it would be good to see more people living here on a more permanent basis.

What is your favorite part about your career?

There are so many things I enjoy with this job the main things would be:

I am constantly learning and developing new skills – you never stop learning in real estate the market changes and the way we sell is constantly developing. Meeting new and interesting people and helping them either sell their current home, or buy a new one.

What inspire you to succeed?

I am finding that many of the buyers in Hedland are new families that are buying their first home. It is such an amazing feeling when settlement comes that you know that you have helped them purchase their first home. I am also finding that many of our owners have found themselves in a hard financial situation with having purchased a property in the boom. We are working with these sellers to find a solution to this, and hopefully help them come out better on the other side. It is so great to hear that the stress has been lifted from them once settlement is completed.

What are you most passionate about?

Enjoying life to the fullest and making sure the people around me are happy.

What is your favorite thing about the Pilbara?

How to pick just one thing? The sunsets are definitely a favorite. Overall, it is the ruggedness about the area. Going camping and seeing the stars so clearly. Going fishing and having no one in sight. I am constantly taken back by the beauty of the landscape, especially when going inland. You can really feel the history this place has.

What makes you smile?

I am generally a pretty happy person. Anyone that knows me can attest to that. A successful sale is definitely one of them – can’t get past that haha!

  • My dogs
  • My plants
  • Hmmm…. Last one is hard but I do love cheese

  • Keep on top of Calcium build up in your bathroom.

The cheap way to remove calcium on your shower head is to use a bag of vinegar and wrap it around your shower head for several hours. Then removal bag and scrub shower head. For calcium build up on shower glass panels, we suggest using CLR in the spray bottle.  Please follow product instructions. This works a treat. We can wait to see your clean showers at your next inspection!
